SPECIAL WARRANTY DEED made this day of December, 2005, by and
between F&C Corporation, an Idaho corporation ("GRANTOR") and Greg B.T�and
Sheri K.Thueson,husband and wife,whose address is 4263 Nystrom Way,Boise,Idaho 83713,
as to an undivided fifty percent (50%) interest as tenants in common, David N. Price and
Valynn C. Price; husband and wife, whose address is 22291 N. Greenview Court,Eagle, Idaho
83616,as to an undivided twenty-five percent(25%) interest as tenants in common,and Charles
N. Price and Judy F. Price, husband and wife, whose address is 2258 N. Big
c„mm;r waV, Fag]p, Id-, 8161 as to an undivided twenty-five percent (25%)
interest as tenants in common("GRANTEE"),
WITNESSETH:
GRANTOR, for and in consideration of the sum of TEN DOLLARS ($10.00) and other
good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged,
does by these presents,convey unto GRANTEE and its successors and assigns forever,all of the
following described real estate situated in the County of Ada,State of Idaho:
See Schedule I attached hereto and by this reference made a part hereof.
Subject to easements,encumbrances and restrictions of record or appearing
on the land.
Together with all and singular the tenements, hereditaments, and
appurtenances thereunto belonging or in anywise appertaining, the rents,
issues and profits thereof; and all estate,right,title and interest in and to the

foregoing described property in law as well as in equity, except as
expressly provided otherwise in this deed.
TO HAVE AND TO HOLD, all of the above described premises together with the
appurtenances unto GRANTEE and GRANTEE'S heirs and assigns forever.
GRANTOR makes no covenants or warranties with respect to title, express or implied,
other than that previous to the date of this instrument; GRANTOR has not conveyed the same
estate to any person other than GRANTEE,and that such estate is at the time of the execution of
this instrument, free from encumbrances done, made or suffered by the GRANTOR, or any
person claiming under the GRANTOR, except those easements, encumbrances, and restrictions
of record or appearing on the land and the Reciprocal Easement Agreement referenced on
Schedule I.
