Project: Salisbury Condominiums (Lots 2-3, Block 1 of Salisbury Lane Subdivision)
We are pleased to submit the following application of 1.04 acres fronting on Meridian
Road and the com~r of Sedgewick Drive for the purpose of doing a Short Plat
Condominium Project.
The pmperty currently has two residential properties that front Meridian Road and share
'the west property line with a newer subdivision where all the homes front on the
residential collector; Sedgewick Drive. Sedgewick Drive is the north property line, or
sideyard setback of the existing homes. As a result of the configuration of the existing
homes and the new subdivision, the residential properties do not flow together.
The existing owners of the property feel that residential homes fronting on Meridian
Road is not the most practical and best use of the property and would like to improve this
land with a low impact office development. The buildings would consist oftwo-3,000
square foot and two-3,270 square foot, single story structures with 8 units. The design of
the buildings would be very compatible with the surrounding residential buildings with a
blend of architectural tinishes utilizing stucco and brick accents.
The intent would be to develop the buildings with focus on office space for medical
professionals, accountants, attorneys, etc. The project would use access off of Sedgewick
Drive with no allowable access to Meridian Road.

Dear Sir or Madam:
The finished grades of the parking lot are above the top back of curb grades on the
adjacent street to the nortl4 West Sedgewick Drive. I presume the public roadway
centerlines within Salisbury Subdivision are at least three feet above the highest
established normal groundwater elevation. Therefore, I believe the finish grade
elevations within the Salisbury Business Park are at least three feet above the highest
normal groundwater elevation.
