Vh, 6YYE! 9J!IYL YI 'c• } I `} W ARCMITECTUROLL SFFE FLAN Project Summary: The property Owner is proposing to retrofit the existing home into office space, and pave the remainder of the property to accommodate parking for a rental car fleet. Three display spaces will be reserved in the front to meet requirements to sell vehicles from this location. It is planned to landscape throughout following the city's zero-scape design criteria. Both an annexation and rezone are required to continue the development of the property. The property is currently zoned R1 and is surrounded on the east, west, and south by Light Industrial (I-L) zoning. To the south, there is a storage condo business which is currently in the process of building. On the north side of the property, there is an existing residence zoned R1. The east side and west sides of the property are adjacent to existing industrial parks zoned I-L. We are requesting Rezone from R1 to I-L to support the development of our project. Based on Table 1 1-2C-2, auto rental and sales facilities are a permitted use for our property. Our proposed site plan and future design drawings comply with Table 1 1-2C-3 Dimensional Standards in the Industrial Districts with the following setbacks: •Street setback 35 feet •Street landscape buffer 25 feet (Arterial N. Linder Road) • Landscape buffer to residential uses *25 feet (5 feet provided) • Landscape buffer to nonindustrial uses 0 feet • Maximum building height 50 feet • Parking requirements • Landscaping requirements see landscape buffers above *Property owner to the north has agreed to a maximum 5 foot landscape buffer due to future use of property. The owner has provided a signed letter. We respectfully request approval of an annexation and rezone as the first step in developing our property to meet Meridian's overall goals for the area.
