Re: New Multi-Tenant Building.
To Whom It May Concern,
Attached please find application materials for a new project located at the corner
of S Topaz Avenue and E Overland Road, near the Eagle Road and Interstate 84
on-ramp. Nearby uses consist of commercial to the East and South, and residential
to the North and West. The applicant for this project proposes constructing a 4,950
sq. ft. building, with one side being used for a restaurant, and the other side being
open and for a tenant improvement to take place in the future.
This project is being proposed to be annexed into the city. The property is currently
zoned R-1, we propose to change the zoning to be C-G. We believe that this
project will blend with the current neighbors and proximity to Overland.
The design concept includes the main entrances of the building located on the
North side of the building, and the majority of parking located to the North of the
building.
We feel that this will be a great project that will be compatible with the surrounding
