Land Use The Future Land Use Map for the Meridian Area of City Impact, as adopted by Ada County, designates the site as Mixed Employment within the Ten Mile Interchange Specific Area Plan, which is primarily intended to include a mixture of office,research and specialized employment areas,light industrial including manufacturing and assembly,and other miscellaneous uses.The proposed zone of I-L(Limited Industrial)is compatible with the Meridian Comprehensive Plan, as adopted by Ada County. Comprehensive Plan Goals and Policies The proposed 2-story flex space building totaling 74,365 square feet in size is compatible with the following goals of the Meridian Comprehensive Plan which encourages a variety of uses, including industrial and commercial uses that are conveniently located near state highways,and are compatible with surrounding uses within the Meridian Area of City Impact. Goal 3.06.00: Ensure a variety and balance of land uses to support the Meridian Area of City Impact. Goal 3.06.02D: Plan for industrial areas with convenient access to state highways or the rail corridor, where appropriate. Goal 3.07.00: Encourage compatible uses and site design to minimize conflicts and maximize use of land. The proposal to provide landscape buffers along Black Cat Road, an arterial roadway abutting the site, is compatible with the following goal of the Meridian Comprehensive Plan. Goal 3.07.01 C: Require appropriate landscaping, buffers, and noise mitigation with new development along transportation corridors (setback, vegetation, low walls, berms, etc).
