HomeMy WebLinkAboutMemo from Planning Project: Cottswold Village RECEIVED NOV 2 8 2006 Location: north side of Amity Road, approximately 1;4 mile east of Locust Grove Road City of Meridian City Clerk Office Applications: annexation and zoning"and preliminary plat Gross Residential Density: 3.07 Highlights of Proposed Development: 62 single family residential lots and 9 common lots; lot sizes range from approximately 7,750 square feet to 15,000 square feet. The subdivision will provide a large central common area with gazebo and parkways; the applicant has provided 2.07 acres (10.3%) of landscaped open space. Other: The proposed density does not comply with the Comprehensive Plan for the site which designates the area as "Low Density Residential." The applicant requests a "step up" ill ue~ignatiun tu Medium Density Residential. Furthermore, the subject property was part of a Comprehensive Plan Amendment application. Although the applicant requested Medium Density Residential, the amendment approved by Council kept the Low Density Residential designation. Please note, that the proposed lots are much closer in dimensional standards to the R-4 zoning district, rather than those of the R-8 district. Out ofthe ordinary DA provisions: . The following shall be the only allowed uses on this property: Detached single family homes and allowed accessory uses of the R -4 zone. . A maximum of 62 units be constructed on this site. No more than fifty (50) single family dwellings may be constructed until a secondary access is provided to the subject development via Estancia Subdivision or Bellingham Park, whichever comes first. . The five-foot sidewalks and a 25-foot landscape buffer, constructed in accordance with City Code, are installed along Amity Road prior to occupancy of any new dwelling units. .
