Park, Phase I BRS Project No. 02065.07 quired by ordinance, and pursuant to our discussions with Staff, the icant, Clark Development, respectfully requests Conditional Use approval as 0, to construct a multi-building office/retail project. T is project of some 17.83 acres is located on the southwest corner of Eagle oad and Fairview Avenue in an IL Zone and is presently vacant. North of lorence, this project ostensibly is an extension of the recently approved UP02-022 The applicant also requests detailed conditional use for the proposed Krispy Kreme drive through facility located on Lot #1, more specifically delineated as future building #20 on the attached site plan, Comprised Of some twenty-seven (27) buildings, this multi-building proposal includes a 30' wide, landscaped frontage consistent with the City's Gateway Requirements, and a total landscaped area over 10%. Access is provided by existing public streets within the approved subdivision, as well as proposed access points; one on Florence Street, two on Olive Street, four on Jewell Street and one on Hickory Avenue. Access to Fairview Avenue and Eagle Road was previously approved as delineated on the site plan. g We believe this request is consistent with the Comprehensive Plan and meets or exceeds the intent of the requested Conditional Use. Thus, we trust a positive recommendation for approval will result.
