Re: Cream line Subdivision - AZ-06-048 and PP-06-050
Dear Mayor DeWeerd and Member of the Meridian City Council:
On behalf of Creamline Associates, LLC we respectfully request that the City
Council approve the recommendation of the Planning and Zoning Commission as
provided in Section 2C, Items i-vi of the Staff Report.
We also ask the City Council to consider the following items.
1. Eliminate condition 1.2.8 on Paae 2 of Exhibit B. The reason for the
requested waiver is that the Nampa Meridian Irrigation District is requiring
that the pipe be 60" in diameter. The cost of 60" concrete pipe is
prohibitively expensive and is not economically feasible for this project.
2. Reduce 25 Foot LandsC8De Buffer. The Planning and Zoning
Commission recommended that the 25 foot landscape buffer be reduced
to a total of 5 feet. As additional consideration for the proposed reduction
of the landscape buffer and as requested in the second bullet point of
condition 1.2.6 on Page 1 of Exhibit B, the applicant proposes alternate
compliance in the way of constructing a 6 foot high white or tan vinyl fence
on the westerly property line of Lots 3, 4 and 5.
3. Modify Condition 3.20 on Paas 6 of Exhibit B. This condition was added
by the Fire Department after the Planning & Zoning Commission Meeting
and the condition is in conflict with condrtion 3.18 as modified by the
Planning and Zoning Commission. Lot 3 and Lot 8 of Block 1 are
accessible from a dedicated road of a standard width and length, there
should be no additional restrictions or conditions for acceptable uses
outside of the standards contained in the UDC. We ask that the reference
to Lot 3 and Lot 8 be removed from this condition.

The City of Meridian is in need of light industrial lots of a size and configuration
as proposed by the Creamline Park Subdivision. Excessive requirements and
conditions which unreasonably restrict the development and use of proposed
light industrial developments will diminish or destroy the economic feasibility of
these projects which are in such short supply.
We ask that you look favorably on the proposed Creamline Park Subdivision and
approve the project as proposed by the Planning and Zoning Commission along
with the three additional modification requested above.
