Streets, curbs, gutters and sidewalks are to be constructed to standards as required by Ada County Highway District and Meridian Ordinance. Dimensions will be determined by the City Engineer. All sidewalks will be five (5) feet in width. 2. Proposed use is in conformance with the City of Meridian Comprehensive Plan. 3. Development will connect to City services. 4. I have read the information contained herein and certify the information is true and correct and that this plat is in compliance with the above statements. -/ Z e of A cant Rev. 211/03 0 0 STATEMENTS OF COMPLIANCE & DEVELOPMENT FEATURES TREASURE VALLEY SUBDIVISION No. 3 All proposed streets have been constructed to Ada County Highway District Standards. No new streets will be constructed within this subdivision. 2. The proposed development is in compliance with the Meridian Comprehensive Plan and Meridian Zoning Ordinance. The plan designates the property as I -L zoning. The subject development is an office/commercial subdivision and complies with the I -L zoning and the development agreement. 3. The development is subject to the dimensional standards of the I -L zone. The lots will have street buffering along all the proposed streets; 35 -feet along Eagle Road and Fairview Road, and 10 -feet along the local roads. 4. On September 11, 2002, I spoke with Brad Hawkins -Clark and Dave McKinnon about the subject development. At that time there were no apparent issues or problems with the proposed subdivision. The street names have been approved by the Ada County Street Name Committee and street signs have been installed. The Street names do not conflict with the City Grid System. 6. The Preliminary Plat has included all appropriate easements. This subdivision is a re -subdivision of Treasure Valley Business Center Phase 1 8. The traffic generated from this development will not negatively impact the adjacent roadways. The Treasure Valley Business Center Phase 1 included traffic generated from this site. 9. A variance will not be requested due to a PUD accompanying this application. 10. The development will connect to City services. 11. The preliminary plat was prepared in accordance with acceptable engineering, architectural and surveying practices and local standards. 12. Statement of Development features: The minimum lot size within the development is 14,628 -square feet and the minimum building size is 3,500 -square feet. The site will have an excess of 30 -percent landscaping. The applicant is not proposing to rezone the property due to the existing Development Agreement which is in effect that allows this site office and commercial use. There are no new streets being constructed within this development.
