I am a resident of the Kentucky Ridge subdivision, although I am currently in
Afghanistan serving in the Army, where I have been for almost a year. My wife and
family reside in our house in Kentucky Ridge. My wife just sent me some information
about the proposed Kilgore Heights subdivision and after careful review of the
information I find my self quite alarmed and disappointed for reasons I will expound
upon.
My main concern is the fact that the proposal shows the only entrance to Kilgore
Heights coming off of Kentucky Way with the projected increase of 500 vehicle trips a
day! Kentucky Ridge is home to many families with small children who often play in the
vicinity of our common area park, across from where the street into the new development
is shown to connect to Kentucky Way. The addition of 500 vehicle trips a day certainly
increases the odds of an unfortunate accident occurring.
, In addition to the Safety concerns, I also fear the potential for degradation in property
values and the overall quality of experience, residents of Kentucky Ridge have enjoyed.
If you have never seen the entrance to Kentucky Ridge subdivision, let me say it is very
attractive and one ofthe things that many residents enjoy most about our small
community. The addition of500 vehicle trips a day will mean that now when I drive up
Kentucky Way at the end of the day, instead of admiring the beautiful trees and
landscaping, I will be looking at the traffic lined up trying to get on to Victory. That was
not part of the package when I decided to purchase my home and fear potential buyers of
homes in Kentucky Ridge will find it equally distasteful, thereby potentially reducing the
value of the existing homes in Kentucky ridge and making them harder to sell.
Another concern is the potential for unauthorized use of the Kentucky Ridge common
grounds by residents of Kilgore Heights if their only access road intersects Kentucky
Way directly across from our beautiful pond and park area. Kentucky Ridge HOA
currently faces challenges with this issue and it will certainly get worse. Guess where
residents of Kilgore Heights are going to want to walk and swim their dogs or have a
picnic??? In my opinion, many will disregard the private nature of the park and pond that
will be just down the street.
As much as I wish this development would never happen, I am a realist and
understand that change is inevitable and growth will occur. Hopefully, this growth can
be managed in a way that minimizes negative outcomes for current residents. What I am
suggesting is that another access road into Kilgore Heights that does not come off of
Kentucky Way be used. There is usually more then one solution to most problems and I
find it hard to believe that an access road off of Kentucky Way is the only solution. How
about expanding Stoddard to the south of Victory and let that be the entrance and exit
road to the Kilgore Heights?
Rest assured, if! were home instead of7,000 miles away I would attend all public
hearings relating to this issue and vocally express the concerns listed above. Please give
my input due consideration as the future of Kilgore Heights subdivision is being
discussed and decided.
