City Clerks and P & Z Members,
Below, you will find a withdrawal request for CUP-06-028. This application is scheduled to be heard before the
Commission on November 16, 2006.
Said application included a quick lube and a drive-thru coffee stand on the same property. A CUP was required,
per Ordinance, as the drive-thru was located within 300' of a residential property or residential district. Now that
they are no longer interested in the site, and the drive-thru will not be constructed, the applicant needs only to go
through the CZC process to construct the quiCk lube.
If you have any questions, feel free to contact me.
Thanks,
Amanda Hess

Amanda,
I am now representing the applicant, Seagle Three, LLC on the proposed project site located
approx. 1,000 feet west of the Locust Grove Road / Fairview Ave. intersection at 1330 East
Fairview Avenue in Section 6, Township 3 North, Range 1 East, B.M. The property is currently
zoned C-G (General Retail and Service Commercial) and had been submitted for a Conditional
Use Permit (CUP-06-028) to the Meridian Planning & Zoning Commission. The original plan
was to include a drive-through for Dutch Brothers Coffee, which prompted the requirement for
a CUP approval. Dutch Brothers Coffee is no longer going on the site, and accordingly, the
drive-through is no longer needed. We are now requesting on behalf of the owner, to have you
remove this project from the hearing scheduled for this month.
We are now proceeding with the submittal of a Certificate of Zoning Compliance for the
Carriage House Quick Lube facility and a Retail Building as shown on the attached site plan,
with the development of construction drawings for both buildings to follow.
Please let me know if you see any apparant issues with the new proposed site design, and
thank you for your consideration of our request to drop the former CUP application.
