My home is in the Jackson Square subdivision next to the proposed low-income apartments on Centrepoint Way. I am OPPOSED TO THIS DEVELOPMENT for the following reasons: 1 1. Traffic Flow - The addition of 295 dwelling units with approximately 400 - 500 vehicles will hurt our already busy streets. As it stands now cars run through stop signs without stopping every day as they try to cut through our neighborhood to Ustick/Eagle. We also have delays at the signal light on the corner of Ustick & Centrepoint Way trying to get in or out of the subdivision due to traffic blocking the intersection backed up from Eagle Rd. 2. Negative impact on the existing adjacent neighborhood - The existing residential neighborhood will be negatively impacted by this much higher-density development. Additional traffic, noise, and building height will all have negative effects on neighbors. When we bought our home we were told that the zoning for this property was for commercial development. A well- designed commercial development would not hurt our property values. So we purchased our home. However, the City in its infinite wisdom somehow must have changed the zoning to accommodate this low-income apartment development that will bring down our property values. 3. Question - where is the irrigation water coming from to support the common areas of this project? Right now we only have one input from NMID to service our area. Conclusion: Mr. Overton, as I understand your role on the City Council is to represent the citizens of your district. If that is correct I would request that you visit the planned site so that you are familiar with the area and see for yourself how this project will impact Jackson Square residents. Then I think you should ask yourself if you would like to have this development in your 2 neighborhood. If the answer to that question is no then you must vote no on this project. I am not opposed to low-income housing just not in this location. It would be better suited in a commercial area and not a residential area. If the City allows this low-income housing to go ahead the developer should be required to: 1. Erect an eight-foot wall between the project and Jackson Square to reduce the noise level. 2. The developer should be required to install and maintain gates which would make Jackson Square a gated community and therefore reduce the traffic. This project is not in the best interest of the Jackson Square residents that you represent.
