CORINNE M. KADDAS, an Idaho resident, and CORINNE MAGEE KADDAS,Personal
Representative of the Estate of Andrew S.Kaddas,deceased,Ada County,Probate Case No. CVO 1-
21-19051 (collectively,"Grantor")whose address is 935 S.Black Cat Road,Meridian,Idaho 83642,
does hereby grant, bargain, sell, convey and warrant unto 5050 VENTURES, LLC, a California
limited liability company ("Grantee")whose address is PO Box 4767,Ketchum, Idaho 83340, and
its successors and assigns forever that certain real property located in Ada County, Idaho, which is
more particularly described on the attached Exhibit A(hereinafter,"Pro e ").
This conveyance shall include any and all estate, right, title, interest, appurtenances,
tenements,hereditaments,reversions,remainders,easements,rents,issues,profits,rights-of-way and
water rights in anywise appertaining to the Property as well in law as in equity.
Grantor covenants to Grantee that Grantor is the owner in fee simple of said Property;that
the Property is free from encumbrances, excepting those as may be herein set forth, and excepting
those of record, and that Grantor will warrant and defend the same from all lawful claims.
