Re: CUP & DA Modification for TVAC 1251 E Piper Ct.
Dear Planners,
The Treasure Valley Athletic Center(TVAC) property (R5652600400) and business owner(Collin Hartman of The
Hartman Group, LLC) is in the process of purchasing a portion of the property (R5652600300) to the north of TVAC
(1250 E Piper Ct, Dutchman Motorsports, owned by Todd &Tracey Ebeling of TNT Holdings, LLC). The intent of the
purchase is to expand TVAC with a new 14,700 SF Indoor Beach Volleyball and Weight Training Facility. This would
be in addition to the existing 23,000 SF Indoor Volleyball & Basketball Facility.
A purchase agreement and a Property Boundary Adjustment (PBA) are in the works to move the shared property
line 75' north to transfer approximately 16,226 SF of property from TNT Holdings, LLC to The Hartman Group, LLC.
This PBA and proposed TVAC expansion requires modification to the existing Development Agreement and
Conditional Use Permit.
MDA: Modification requested to the Medimont Subdivision Development Agreement, dated 27 August 1997,
recorded in Ada County on 4 September 1997, is for a Light Industrial subdivision. Instrument#37072405.
1. Delete Exhibit B, article e. in its entirety: " ,

a. The reason behind this is that the properties to the west that were originally zoned R-40 and vacant
at the time of filing are now occupied and zoned I-L (Light Industrial) and C-G (General
Commercial). Providing a 20' landscape easement adjacent to residential on the west side is no
longer applicable.
2. Add to Exhibit B, article p.: "Special Setback Requirements. As represented at public hearings, minimum
side yard building setbacks shall be five (5) feet per story from the property line. The minimum rear yard
setback shall be twenty (20) feet from the property line. Lots 3 and 4, Block 1, shall have a minimum
rear yard setback of ten (10)feet. Lots 3 through 10, Block 2, shall have a minimum rear yard setback of
forty (40) feet. All other setbacks shall be as required in the Zoning & Development Ordinance."

MCU: Modification requested to CUP03-056 Meridian Soccer Center. Approved by Meridian Planning &Zoning at
an 11/20/2003 public hearing.
1. Replace the Design West Meridian Soccer Center Site Plan dated 9/12/03 with a new Site Plan showing
the existing 23,000 SF building along with the proposed 14,700 building, adjusted property line and
subsequent parking.
2. Page 1 of the 11/20/03 CUP-03-056 Memorandum:
a. Change Re: "Request for Conditional Use Permit for an indeeF seeeer indoor ball sports athletic
center. Located at East Piper Court in the Medimont Subdivision, in an I-L (Light Industrial) Zone,
by The Hartman Group LLC (File No. CUP-03-056)."
b. Change In Application Summary& Background: "The applicant,
The Hartman Group, LLC has requested approval of a conditional use permit for an indeeFseeeer
indoor ball sports athletic center which will consist of two buildings: An existing primary
building with a 20,0000 square foot seeeenield volleyball and basketball courts and 3,000
square feet which will include an office, restrooms, an4 a small pFE) shop whieh will sell see
m se waiting room and concessions stand. And a new secondary building with
10,000 square feet of beach volleyball courts and 2,000 square foot mezzanine with weight a
training room and offices and 2,000 square feet which will include an entry, waiting,
restrooms, utility and storage , The applicant estimates that on a typical day and evening there
will be approximately 30 patrons and two employuees within the SeeeeF faeffility primary building
and 20 patrons and two employees in the secondary building. The primary users of the seeeer
ball sports athletic facility will be adults people of all ages and the facility will be used from eeee
to n9idnight dwing the week 9 am to 9 pm Monday through Friday and 9 am to 7 pm Saturday
and Sunday. The heaviest periods of usage for the facility are anticipated to be evenings and
weekends."

a. Change: "The following uses surround the subject property:

The subject property is surrounded to the north, south, and east by properties zoned I-L located in
the Medimont Business Park. The property properties to the west of the subject property is are
zoned R-4G I-L and C-G and is are currently vet occupied as a storage yard for HD Fowler
and a business park."
