SO434223150, SO434212957, SO434212917, SO434212965, SO434212920, SO434212922, SO434212923, SO434212976, SO434212975, and SO434212971, generally located south of McMillan Road and east of Black Cat Road. Ada County is supportive of the application due to the proximity of the site to existing public services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development to occur at urban densities within Areas of City Impact where public facilities are available. As the Future Land Use Map of the Meridian Comprehensive Plan, as adopted by Ada County, designates the site as Medium Density Residential, which is primarily intended for single- family homes at densities of three to eight dwelling units per acre, and as the proposed project density is 4.32 units per acre,the proposed zoning of R-8 (Medium Density Residential) and R- 15 (Medium-high Density Residential), is compatible with the Meridian Comprehensive Plan. The layout of the development also complies with many of the goals of the Meridian Comprehensive Plan with the proposal to dedicate over 23% of the site as open space, with a barn-style open gathering space, a pool, play areas, playground, sports field, and picnic areas are supported by Goal 2.02.00, which encourages ample open space and generous amenities. The proposal to provide 10-foot-wide pathways and walkability throughout the site is supported by Goal 2.02.01A,which encourages the design and construction of pathways connections, easy pedestrian and bicycle access to parks, safe routes to schools, and the incorporation of usable open space with quality amenities. The proposed development is contiguous to the city on the north, south, east, and west boundaries and is supported by Goal 3.03.03E, which requires all development to be contiguous to city limits. The road connections proposed into the site from the south and the east is in compliance by Goal 6.01.02C, which requires new development to establish street connections to existing local roads. The proposed streets will provide connectivity between existing residential subdivisions to the south and east,and is in compliance with Goal 2.02.01D, which requires pedestrian access in all new development to link subdivisions together and promote neighborhood connectivity.
