Broadway Avenue, Ste 102 Meridian, ID 83642 208-884-5533 RE: Final Plat Application Narrative for Julia Subdivision—H-2023-0003 Parcel#S1204141840 Annexation & Rezone, and Preliminary Plat Dear Ms. Allen: We are pleased to submit the above referenced Final Plat application for the Julia Subdivision (hereinafter the "Project") on behalf of our clients,Julia Project Corporation. Please accept this letter as the written narrative required with this final plat submittal. On July 25, 2023,the City Council approved the annexation and preliminary plat for this project, H- 2023-0003 with the requirement of a development agreement. The Development Agreement for the project was recorded on February 23, 2024, as Instrument Number 2024-009150 in Ada County. The project consists of 2.77 acres on the west side of Black Cat Rd between Ustick Rd. and Cherry Ln. The property has been annexed into the City of Meridian. Parcel#S1204141840,owned by Hesscom Corporation has and R-8 zoning designation. The final plat is in substantial conformance with the approved preliminary plat and meets all requirements and conditions thereof. There are some minor modifications made to accommodate requirements set by other agencies, but the overall concept and design remain in conformance with the approved preliminary plat. Those modifications are listed below: 1. Lots 6 and 7 have been revised to accommodate the NMID setback requirements for the Sky Pilot Drain Easement and increase the buildable footprint within the lots. 2. The cul-de-sac has been revised to Meridian Fire Department minimums to meet the NMID setback requirements for the Sky Pilot Drain Easement and increase the buildable footprint within Lot 10. 3. Lots 11 and 15 have been combined because they are both common lots and therefore don't need to be separated. The improvement plans comply with all requirements and provision of the Unified Development Code and will also be reviewed by the following agencies as part of the approval process: 0 Ada County Highway District ("ACHD") = ACKERMAN www,ACKERMAN-ESTVOLD.COM ESTVQLD • Idaho transportation Department ("ITD") • Nampa Meridian Irrigation District("NMID") • Idaho Power This Project is also in conformance with acceptable engineering, architectural, and surveying practices and local standards. In summary,the final plat and improvement plans included in this submittal are in substantial conformance with the approved preliminary plat. We look forward to receiving your comments.
