Date: September 18, 2024 Subject: Trip Generation and Distribution Review for Baldcypress Multifamily Development This memorandum documents the expected trip generation and trip distribution characteristics associated with the proposed multi-family residential development located southeast of the intersection of Eagle Road (SH 55) and W Baldcypress St, in Meridian, Idaho, which accommodates a total of 115 dwelling units. The proposed site is located on parcel R7991140012. The project is expected to be completed in 2026. The proposed location is shown in Figure 1 and the conceptual site plan is provided in Attachment A. 00 West Idaho Street - 210, Boise, ID 83702 : Kimley>>> Horn 2 r±*, 'e,9, :"J 7a' ,.i13-➢)GLFJr++t, , k Ln LO . r Project Location *-+* r ,, yr!r' 'i11.I '• Ustick Road 91, LLUJ r 1 •., ,... The ITE Trip Generation Manual is a widely accepted reference that contains a compilation of trip generation studies completed at sites throughout the country. Daily and peak hour trips, shown in Table 1, were calculated using applicable regression equations/rates from the ITE Trip Generation Manual. The ITE Trip Generation Manual information is provided in Attachment B. Kimley>>> Horn 3 Table 1 —Trip Generation QuantityITE I AM Peak PM Peak Land Use Land Type Use Total In Out Out Total . . Multifamily Dwelling Housing 220 115 Units 812 14 45 59 44 26 70 (Low-Rise) The planned multifamily residential development is expected to generate 812 daily trips, with 59 trips occurring in the AM peak hour and 70 trips occurring in the PM peak hour. PROJECT TRIP DISTRIBUTION Project trip directional distribution quantifies the percentage of site-generated traffic that approaches and departs the site from a given direction. Distribution estimates consider study area street network characteristics, existing traffic patterns based on annual average daily traffic (AADT) from the Idaho Transportation Department's (ITD) and COMPASS website, expected street network, and access to regional facilities. Primary access to the planned development is expected to be provided by one access point along Baldcypress St, as well as secondary access through existing development south of the site. The anticipated trip distribution is shown in Figure 2.
