The Site: Addison Circle Subdivision has frontage along Black Cat Road and an unimproved connection to W.Torana Court at the end of a cul-de-sac. Settlers Canal is along the northern boundary; Black Cat Road provides the eastern boundary; Rapid Creek Subdivision is to the south, and Oakcreek Subdivision is on the west.The existing home takes access from Black Cat Road.The site is 1.87 acres in area, and it is not part of a previous subdivision plat.The property is zoned RUT (Ada County Rural Urban Transition), and the Comprehensive Plan Future Land Use Designation is Medium Density Residential. The Project.• Our client, Bear Hunter Holdings, LLC, is proposing eight single family home lots and one landscape buffer lot along the full length of Black Cat Road.The residential lots range in size from 4,399 square feet to 7,157 square feet.The landscape buffer lot will keep homeowners from having direct access to Black Cat Road and will provide an attractive streetscape for the traveling public on Black Cat Road and residents driving home on Torana Court. Sewer and water services are available in Torana Court. Pressure irrigation is available on the western property boundary.The gross density of the project is 4.3 dwelling units per acre. TheAppiication. We are requesting annexation and zoning to R-8 and preliminary plat approval.We are providing a landscape plan as required. Compliance with Standards• Addison Circle Subdivision meets the City of Meridian City required dimensional standards and subdivision design and improvement standards. • All lots comply with the minimum dimensional standards for the R-8 zone. • The landscape buffer along Black Cat Road complies with code and aligns with the landscape buffer for Rapid Creek Subdivision.The landscape buffer is nearly 10% of the property. • Because the project is less than five acres in area, common open space and site amenities are not required. Nonetheless, because the landscape buffer connects to the end of the cul- de-sac, it will be visible to all the residents and will provide a sense of open space. Vista Ave Suite 206 1 Boise, ID 83705 1 208.343.3381 • The subdivision promotes the vision of the Comprehensive Plan. • The subdivision provides similar lot sizes to those existing along Torana Street. • As an infill subdivision,the project has access to all necessary public utilities without excessive expenditure of public funds to supply such services. Likewise, it does not pose a danger of overcommitting resources.
