Broadway Avenue Meridian, Idaho 83642 Dear Sonya: Subject: Promenade Cottages Final Plat Subdivision No. 1 On behalf of Lesley's Mobile Estates LLC., A Team Land Consultants presents to the City of Meridian a final plat for Promenade Subdivision No. 1. The City Council approved the preliminary plat on June 20, 2023. The preliminary plat consisted of 30 residential townhouses and single-family lots, 90 multifamily units, and two commercial lots. This phase will be the 30 townhome and single-family lots. The subject property is located at the southeast corner of Fairview Avenue and 3rd Street. The property contains 7.64 acres and is identified as Ada County Assessor's Tax Parcel Number S1107212707. This phase consists of 30 residential lots and 5 common lots on 2.7 acres. Preliminary Plat and UDC Conformance (H-2022-00013 : DA IST. 2023- 070499) The proposed final plat for phase one complies with all the requirements of the Unified Development Code and all the requirements of the preliminary plat except for the off-site parking along Galleria Drive. Originally, we were showing 20 off-site parking stalls for guest parking. This number exceeded the number required by Code. We still plan to build them with phase two, which is the multifamily phase. At that time, we will relocate all the mobile home residents and build the parking. The reason for not building the 20 parking stalls with phase one is twofold. One there is not the physical space to build the road with the parking and not eliminating mobile home units. And two, because of the grading to raise the site out of the floodplain we would need to remove additional mobile home units. Our preference is to disturb as few of the mobile home units now because the site is adequately provided parking spaces. The proposed development conforms with acceptable engineering, architectural and surveying practices and local standards. It is anticipated that the final plat application is in compliance with all applicable plans and codes adopted by the City.
