". -.' - ~ RE: Revisions from Planning Commission Shepherd Creek Subdivision pp~06-0401Ml-06-004 Dear Madam Mayor and City Council Members: Please find the updated Preliminary Plat and Landscape Plan for the Shepherd Creek Subdivision based on the Planning Commission conditions of approval from the September 21,2006 hearing. The revisions are as follows: Preliminary Plat note added that all homes shall meet the R-4 minimum dwelling size of 1400 SF within the existing R-8 zone. Landscape Plan revised to add a playground and benches on Lot 16, Block 2. Preliminary Plat and Land$cape Plan revQed for detach~d sidewalk to match existing detached sidewalk on Garibaldi Street (south) and Bear Track Drive (west) with transition to attached "sidewalk on remainder of site. Preliminary Plat and Landscape Plan revised to extend Kodiak Street stub to the Residential/Church boundary and rounding of sidewalk.
