HomeMy WebLinkAboutCC - Narrative SHORT PLAT SUBMITTAL NARRATIVE May 8, 2024 The property located on the southeast corner of Cherry Lane and 8th Street, more particularly described as 735 West Cherry Lane and referred to as Bradshaw Corner Subdivision, is being considered for development. The overall site consisting of 0.508 acres is being proposed for the development of two separate residential lots. This short plat is a split of the aforementioned lot as mentioned. The two lots range from approximately 8000 sqft to 14000 sqft in size. Upon reviewing the short plat, you will find that the short plat meets the following requirements: The development falls within the SECT land use designation and conforms to the standards of the R-4 zone (Medium Low Density Residential). • The development meets acceptable engineering, architectural, and surveying practices based on municipal and county standards. The development has existing structures within the property based on the recorded survey that will remain on both lots. Construction of the project is anticipated to begin around Fall of 2024.
