Broadway Ave. Meridian, Idaho 83642 RE: Pebblebrook Subdivision—Final Plat Application Dear Mayor and Council, As representative for Te Arno Despacio, LLC, we respectfully request that the City accepts the attached final plat the Pebblebrook Subdivision. A preliminary plat was approved for this development with a total of (52) fifty-two single family detached residential lots and 6 common lots. The overall gross density, with the (2) two lot reduction conditioned by City Council, is 3.73 units/ac on 13.94 acres. The property is currently located within City limits and has an R-8 zoning designation. This application includes a final plat that was prepared in accordance with the approved preliminary plat and includes a total of (52) fifty-two single family detached residential lots and 6 common lots. The overall gross density (including the (2) two lot reduction conditioned by City Council) is 3.73 units/ac on 13.94 acres. No changes are requested from the approved preliminary plat. The final plat is prepared in substantial conformance with the approved preliminary plat and complies with the Conditions of Approval included in the Findings of Fact and Conclusions of Law. The enclosed applications, plat, and construction plans have been prepared and submitted in accordance with the requirements and provisions of the UDC and acceptable engineering, architectural and surveying practices, and local standards.
