Location: North side of Us tick Road, approximately 700 feet east of Linder Road.
Applications: Annexation and zoning and preliminary plat.

Highlights of Proposed Development: The applicant is requesting annexation and zoning of 8.03 acres to
R~8, Preliminary Plat approval of34 single-family dwellings. Approximately 13.5% (1.09 acres) of the
site is being set aside for open space.
Other: There is an existing private lane easement that bisects this property. The applicant will need to file
a vacation application for this easement. No Development Agreement is proposed.
Elevations: No.
Commission Recommendation: approval at their August 31, 2006 hearing.
Key Commission Changes to Staff Recommendation: None.
Outstanding Issue(s) for City Council:
· Staff would like to see the applicant consider alternative designs that create a better sense of
community by integrating the lots from Block 4, and by creating more useable and
meaningful open space for the future residents.
· The applicant is requesting a waiver ofthe requirement to tile the White Drain, which runs
along the northeast property line.
