Re: Revised Trilogy Subdivision Preliminary Plat
Dear Mr. Hood,
Please accept tIle attached revised. copies of the Trilogy Su.bdivision Preliminary Plat.
The plat has been revised to accolllmodate tIle changes suggested within your staff report
prepared for the July 20th, 2006 Plannillg and Zoning Commission meeting.
Themajor changes are as follows:
1. The westernmost street, Sch.witzer Avenue, has bee.n relocated to tIle west to
help facilitate redevelopment of adjacellt property in the future~ TIle road will
be built to its full width, and. n.ot constructed as a "half+ 12". Several lots were
relocated to tIle north along Chinden and in the center of the subdivision
(Block 2)~ An entry island was also added off of Ramblin to provide a softer
entrance into the subdivision~
2~ Blocl< 2 was revised to provide a larger open space area in tile middle oftb.e
block, rather tl1an placing it all on tIle east end of the block. Large lal1dscaped
open space lots are still provided on eacll end of the block as well, but the
addition of a central comn1.on area will make the open space more accessible
to all residents.
3. Block 3, that previously contained the entire alley load.ed and open-space
fronting building lots has been revised to provide centralized guest parkillg,
and. to include a new centrally located alleyway to split the block and the open
space in two~ The inclusion of an alleyway within tllis block reduces le.ngtll of
the "Mew" open space, provides additional parking nearer to the homes in the
middle to the block and provides additional fire/emergency vehicle access to
the site.
Several snlaller changes l1ave beell1uade to clean up the plat (i.e~ fixing connon
driveways, orientation notes etc.. .). T.he cllanges to tIle plat reduced the number of
buildillg lots from 148 building lots to 145 ~

We met with Arma Canning last week to discuss the above noted changes as well as
alternatives for the configuration of lots and roads in the soutlleast comer of the
su.bdivision. After talking about the layout and looking into several other design options
we determined that the CUITent layout may in fact be tile best layout given tIle constraints
of the land.. The stub street location is fixed and the land is approxituately 300'x300'
square, and does not easily lend itself to standard sil1g1e-family develoPluent patterns.
Any additiol1al thoughts or suggestions are welcome.
We have continued to show future right-of-way as 100' from centerline of Chinden Blvd.
as requested by the ITD, 110wever we are working witll a group that is trying to reduce
this section of right-of-way from a "Iural" section to an "urban" section, which will
dramatically reduce tIle required rigllt-of-way width. IfITD allows a reduced section on
Chinden in the future we would like to reserve the right to Inake the lots adjacent to
Chinden deeper.
