Dear Members of the Planning and Zoning Commission, I hope this message finds you well. I am writing to express my strong opposition to the proposed zoning changes and construction plans written in the Public Hearing for Blayden Subdivision (H-2023-0043) by Bailey Engineering, located at the south side of W. Chinden Blvd. and the west side of N. Black Cat Rd. Respectfully, this project would greatly affect the lives and routines of the residents of the Trilogy neighborhood, My primary concern revolves around the significant impact these changes would have on the quality of life in our community. Our neighborhood is home to many families with young children who regularly play outside. Introducing a heavily trafficked road and nearby commercial properties would undoubtedly create safety hazards for these children. Increased traffic volume and the potential for higher speeds pose a direct risk to their well-being. Furthermore, the peaceful and residential nature of our neighborhood would be disrupted by the noise, congestion, and increased activity associated with commercial and higher-density residential developments. This change would erode the sense of community and tranquility that we currently cherish. I urge the Commission to consider the long-term implications of this plan on our neighborhood's safety and quality of life; even the short-term implications would pose significant burdens spanning years. I believe there are alternative solutions that can achieve development goals without compromising the well-being of existing residents. For instance, what if the area was merely residential? What if the same commercial space was allowed further West, on Chinden? The roads in that area are already wider, and perhaps already built to accommodate the flow of traffic, which Blackcat and Ramblin most certainly are not built to maintain. Thank you for your attention to this matter. I appreciate your consideration and hope that the Commission will take these concerns seriously.
