(ej7011;;Ji~~;<-''\ '~'~~:::0~ September 26, 2006 TO: Anna Canning, Planning Director Sonya Watters, Assistant City Planner J!i.u FROM: SUBJECT: Bridgetower Crossing Subdivision No. 13 Request for a One Year Time Extension to Record the Final Plat Consisting of 55 Single- family Residential Building Lots and 5 Common Area Lots on 20.81 Acres in an R-4 Zone by Engineering Solutions; LLP (File# TE-06-023) We have reviewed this submittal and offer the following comments: APPLICATION SUMMARY The applicant, Engineering Solutions, LLP, has requested approval of a time extension to record the fmal plat for Bridgetower Crossing Subdivision No. 13. The:final plat consisted of 55 single-family residential building lots and 5 common area lots on 20.81 acres in an R-4 zone. The final plat for Bridgetower Crossing Subdivision No. 13 (FP-05-058) was approved by City Council on September20, 2005 and will expire on September 20, 2006. The applicant is requesting a one year time extension to record the fmal plat as previous phases were delayed and the plat will not be recorded by the expiration date. For this reason, they are unable to meet the time requirements specified in Unified Development Code (UDC) 11-6B-7. The City of Meridian's Unified Development Code (UDC 11-6B-7) allows the Director to authorize a single extension of time to record the fmal plat, not to exceed 18 months, when the applicant files a written request for an extension prior to the expiration of the plat, which the applicant has done. As mentioned above, the applicant is only requesting a one year time extension. Additional time extensions up to 18 months as determined and approved by the City council may be granted. With all extensions, the City may require compliance with the current provisions of the UDC as a condition for granting a time extension (UDC 11-6B':7C). Staff believes that there are no additional conditions that should be added to those approved by the City Council with the final plat for this subdivision. LOCATION The property is located approximately Y2 mile west of N. Linder Road and Y2 mile north ofW. Ustick Road, in the E Y2 of Section 35, TAN., R.IW. STAFF RECOMMENDATION Staff recommends approval of a one year time extension from the date of expiration to record the final plat for Bridgetower Crossing Subdivision No. 13, to e:h.-pire on September 20, 2007.
