RE: Conditional Use Permit Application for Warehouse use in a Mixed Employment Zone
Warehouse and distribution is an allowed use in the mixed employment zone with a
conditional use permit (CUP). Ten Mile West Commercial, LLC ('Applicants") are applying
for a CUP to allow warehouse use in the southwest portion of the Mixed Employment
Zone. The warehouse use is necessary to help achieve the transition across the mixed
employment zone, and to ensure the buildings in this zone can be successfully leased.
Industrial businesses often have multiple functions all within the same space including
Light manufacturing, office, storage, and distribution. The percentage of each function is
dependent on the specific business and can also change over time as that business grows.
To meet the needs of these ever changing businesses, we try to design buildings that are
flexible and can be easily modified as a Tenant's uses and functions within the space
change. For this reason, we propose that warehouse be an allowed use in the southwest
corner of the site (reference Overall Site Plan on the next page— "Distribution & Light
Manufacturing Area").
For purposes of determining whether Warehouse use within the Distribution and
Light Manufacturing Area has been abandoned under the UDC, the term "abandoned" shall
be applied to the Distribution and Light Manufacturing Area as a whole and not to
individual suites or buildings. Therefore, if one suite or building is being used for
Warehouse use within the Distribution and Light Manufacturing Area, Warehouse use shall
not be abandoned for any portion of the Distribution and Light Manufacturing Area.
We understand that job creation is a priority for the City of Meridian, so to ensure
that no job creation potential is lost we are also proposing that warehouse and flex uses
not be allowed in the northeast corner of the mixed employment zone with a concurrent
Development Agreement Modification Submission (H-2023-0072).
