Location: Lot 2, Block 36 of Cedar Springs Subdivision #4.
Applications: rezone and preliminary plat approval
Highlights of Proposed Development: The applicant has applied for Rezoning (RZ) of 6.82 acres from R-
8 (Medium Low-Density Residential) to R-15 (Medium High-Density Residential), and Preliminary Plat
(PP) approval of 68 residential building lots (48 attached single family units in the proposed R-15 zone
and 20 detached single family units in the existing R-8 zone) and 5 common lots on 11.05 acres. The
total gross density of this development is 6.15 dwelling units per acre. Approximately 6% of the site is
being set aside for open space. The site also includes a connection to a micro-pathway pathway within the
Cedar Springs North
Gross Residential Density: The gross density of each individual zone is 7.04 dwelling units per acre in the
proposed R~15 zone, and 4.73 dwelling units per acre in the existing R-8 zone.
Other: The original preliminary plat (PP-02-027) noted that this site was to be developed as attached
single family units (the note reads "Future attached single family residential area").
Staff is recommending a DA that includes the following (non-standard) provisions: maximum of 68
dwelling units and the applicant commits to construct the townhomes according to the elevations
provided with the preliminary plat application (PP-06-033).
