Planning and Zoning Commission, I am not in favor of the current plans for the Pebblebrook Subdivision for the following reasons. 1. Even though these plans fall within the current zoning requirements, they are at a higher density than the surrounding homes. For example, there are 5 lots proposed in the new subdivision that back only 4 of the current lots. My residence backs up to this subdivision on the longest, straightest side and is only the second house from the stub road, yet I would have a fence line behind my property essen?ally spli?ng it in half, with two backdoor neighbors instead of only one. To fit into the exis?ng subdivision, new lots should match the property lines of the exis?ng lots at least rela?vely closely. 2. Hayden Homes is planning on building much smaller homes than the surrounding homes, with their largest homes matching the same square footage as the smallest of the surrounding homes. These smaller, higher density homes will decrease the value of the exis?ng larger homes surrounding them. They will also bring in families with young children, thus pu?ng addi?onal strain on Paramount Elementary which is already over capacity. 3. Besides the density and size of the proposed homes, the build quality of Hayden Homes is not even close to the surrounding homes which include features such as: a. a completely ?led walk-in shower plus garden tub in the master bathroom, b. a ceiling inset with crown molding in the master bedroom, c. a floor to ceiling rocked fireplace with recessed light, d. mul?ple rocked wall insets with recessed lights, e. window crown molding in the living and dining rooms, f. a double deep kitchen island with full cabinets on both sides, g. a large sink in the laundry room with cabinets matching the kitchen, and h. an extra deep garage bay. Hayden Homes’ cheaper build quality doesn’t include these features and will addi?onally decrease the value of the surrounding homes while increasing the desirability of these newer homes just because they are surrounded on three sides by larger, nicer homes regardless of whether they are annexed into the Paramount HOA with access to the pools and clubhouse. 4. On a more personal note, these homes will remove my current unobstructed view of Bogus Basin, which was one of the reasons I bought this home (just three years ago), when we thought this lot was eventually going to be a park.
