NOW, THEREFORE, in accordance with the provisions of Uniform Probate Code as set forth in Title 15 of the Idaho Code, Grantor hereby grants, sells, transfers, and conveys to Grantee all of the Grantor's right, title and interest in that certain real property located in 605 E. Overland Road Meridian, Idaho, ADA County, Idaho, and more particularly described as follows: Part of the Northeast quarter of the Northwest quarter of Section 19, Township 3 North, Range 1 East of the Boise Meridian, Ada County, Idaho,more particularly described as follows: Beginning at the quarter corner common to Sections 18 and 19, Township 3 North, Range 1 East of the Boise Meridian; thence South 89030' West, 696 feet to the TRUE POINT OF BEGINNING; thence S89°30' West, 250.00 feet; thence South 180 feet; thence North 89°30' East 250 feet; thence North 180 feet to the POINT OF BEGINNING. EXCEPT that portion of said land lying within the Overland Road right of way. FURTHER EXCEPTING any portion of land deeded to the Ada County Highway District by a Warranty Deed recorded December 31, 2002, as instrument no. 102159332 SUBJECT, HOWEVER,to taxes and assessments, easements, rights-of-way, encumbrances, restrictions and reservations.
