The city would not allow a private drive aisle connection.The issue with changing to that plan is the plan set and plat are done and submitted to all agencies.Not only would that require an extensive redesign on the site,we would need to resubmit the site to Meridian,Idaho Power,NMID and you guys.We are also unsure if we meet intersection separation requirements as these are very small lots and the intersections would be close.Honestly,this site should have never been approved with a Cul-de- sac as two of the"Buildable Lots"that were on the site were not close to being large enough to be buildable.So we tried to find a solution to give the client there 2 lots back and the Hammerhead is the best solution.If we cannot do the hammer head,then the plan B was to make the roads connect and start over. The west leg of the hammerhead can be converted to a private drive aisle and the need for the turnaround removed. We are not asking for additional lots,but with the cul-de-sac it eats into our two side lots depth to the point we can't build on them with our plans.So,when Shadow come up with the brilliant plan to utilize the hammer head it made the site work for us and we thought it was a win-win since we didn't realize ACHD's stance on them had changed. 4 1 t r - Since this is an infilI site and very tight we need to utilize other turnaround options to make it work, I would not be requesting this on a larger site. We will have no-parking signs and would be happy to address any other concerns to make this work. Sabrina, You mentioned that the City had provided approval of the turnaround however,that doesn't appear to be the case.In terms of the hammerhead what are the benefits? The development was designed with a cul de sac in the site plan which allowed for the construction of 26 lots. It doesn't appear that the lot count has gone up with the ba nmerhead however,the maintenance headache has increased significantly.A hammerhead makes maintenance significantly more difficult both from a day to day maintenance perspective(sweeping)and a long term maintenance perspective(chip seal).
