Ste. 200, Meridian, Idaho 83642 RE: Mussell Corner Subdivision, Development Agreement Modification Amendment #1 Flex Space Development Description Mr. Hood: Pursuant to your request as part of our meeting on July 27th, 2006, we are submitting additional. information as an addendum to our original Development Agreement Modification application. Our addendum package will consist of the following items: L Master Development Site Plan (previously submitted) We are providing a concept site plan forthe proposed development at the Mussell Corner Subdivision: Our site plan was reviewed as part of our Meeting held in your offices on July 27th, 2006, and attended by you, Anna Canning, and our development and design team. Our site plan submissions consist of a large scale (24 x 36 drawing size) and a reduced (11 x 17) copy. 2. Revised Elevations for the proposed 2M Building Based on our discussions, and by your direction, in our meeting held on July 271h, 2006, we are modifying our original design concept for the 2M building. The exterior materials will include synthetic stone veneer, and steeper pitched roof elements at the porch roof design. 3. Written description of the Flex Space Use The 2M building will be developed as a Flex Space building. I=lex Space buildings are an approved use within our Zoning Classification, which is CG -General Retail and Service Commercial District, Under Table 11-28: Allowed Uses in Commercial Districts: a Flex Space use is a PI Principally Permitted use in a C -G zone. The table indicates that Flex Space is subject to specific use standards in accordance with Chapter 4. In Chapter 4 -Specific Use Standards -section 11-4-3.19, Flex Space - Retail use shall not exceed twenty-five percent (25%) of leasable area in any tenant space. In addition, under the Definitions section of the City of Meridian Code, Flex Buildings are defined as: The use of a site for warehousing, offices, and/or retail showroom. Flexibility in use of the interior spaces and low -scale, attractive exterior appearance characterize flex buildings. The proposed 2M facility will be designed around the requirements of FIex Space. To accommodate the requirements we are modifying our original design to accommodate additional exterior materials and architectural appendages such as: synthetic veneer stone, wood framed porch roof and columns, additional storefront glass and openings. Although the 2m facility is currently arranged as a single tenant user, the building is designed to accommodate a multi -tenant configuration. The multi -tenant option can be provided by the additional storefront openings and multiple roof elements for signage and entries. necessary for 4 Design Standards far Buildings at Victory and Huna/Meridian Highway You have requested that we submit photographs or colored renderings of representative buildings showing materials and architectural design that would be representative of future development for buildings along Victory and Kuna Meridian Highway. The buildings will have pitched standing seam metal roofs and predominate front entry facing the roadway. The exterior siding materials will vary on each building yet will maintain similar design elements to identify the buildings as part of a larger development. As part of the addendum package we are submitting photographs that we suggest as design standards for these areas. Thank you for your assistance with this matter.
