Narrative:
The proposed development is located on the SW corner of W Pine Ave and N Ten Mile Rd.The site is Lot
2 in Block 1 of the Mile High Pines Subdivision.
The site plan reflects a proposed Black Rock Coffee shop. The drive-thru planned provides a minimum of
150' of queuing. The drive-thru provides for an escape lane to the East of the main drive-thru lane, both
east of the proposed building site.
The development to the south is planned as a medical office.The proposed Black Rock Coffee site provides
pedestrian connectivity to the planned medical office to the south. The Black Rock Coffee site also
provides for a cross-access agreement drive-way connection at the SW corner of the site.
The development to the west are multi-family units. The proposed Black Rock Coffee site provides
pedestrian connectivity to the multi-family units at the plaza area at the west side of the site.
