Sonya: I reviewed my calculations for Phases 1-3 and an email exchange between you and I on December 27, 2021. I confirmed that we provided 3.73 acres of qualified open space on the 33.45 acres and 89 lots within the first three phases. Your email dated December 27, 2021, recognized that as an accurate calculation and indicated we had a 0.38-acre credit since the required qualified open space for the first three phases was 3.35 acres. Biltmore No. 4 and 5 includes 22.74 acres with a required open space of 2.73 acres or 12% of the remaining acreage. Applying the 0.38 acres credit the two phases need 2.35 acres and 5 additional amenity points. The qualified open space for the last two phases is as follows:  Pedestrian Paths: 0.31 acres  Collector Buffers (Kentucky Way): 0.36 acres  Collector Buffer (Harris Street)/Multi-Use Path/Micro-Path/Open Space: 1.05 acres  Pocket Park (Lot 8, Block 6): 0.19 acres  Local Street Buffers (8 feet wide): 0.83 Phase 4: 21,851 SF – 6,448 SF (31 twenty-six-foot-wide driveways) =15,403 SF Phase 5: 28,302 SF – 7,488 SF (36 twenty-six-foot-wide driveways) =20,814 SF  Total Qualified Open Space Provided: 2.74 acres We need 5 additional amenity points within Phases 4 and 5. You indicated in your December 27, 2021, email that the multi-use pathway provides 1 point and a pickleball court would provide 4 points. I have confirmed with Lee Centers that he will install a pickleball court within the central open space (Biltmore No. 2 Lot1, Block 8). We will have South Landscape Architects provide an updated landscape plan for the lot showing the location of the pickleball court. I am not sure how quickly they can prepare the drawing.
