Vacation of a public utilities, drainage, and irrigation easement between Lots 3
& 4, Block 3, for Jayden Village Subdivision
Staff has reviewed this submittal and offers the following comments:
APPLICANT'S REQUEST
The Applicant, Beachwood Builders, Inc. has requested the City's consent to vacate the platted public
utilities, drainage, and irrigation easement located on the property line between Lots 3 & 4, Block 3, Jayden
Village Subdivision. The Unified Development Code II-SA-I, requires the City Council to be the decision
making body on vacations applied for in the City of Meridian.
A single family home was constructed on Lot 3 that encroached into the platted easement. The applicant
intends to perform a boundary line adjustment and relocate the side lot line to accommodate the required
side setback for the residence. Approval of the subject easement vacation is required prior to the lot line
adjustment being approved by the City Engineer and recorded. At that time, the Applicant will also
dedicate a 10-foot wide public utilities, drainage, and irrigation easement to be centered on the new
property line.
Idaho Power, Intermountain Gas, Qwest Communications, and Cable One have all submitted notarized
consent for relinquishment of the easement. The Applicant has included said documents with their
application. The Meridian Public Works Department has no objection to the relinquishment of the
easement.
LOCATION AND ZONING
Jayden Village Subdivision is zoned R-8 and is located south of Ustick Road and west of Black Cat Road
in Section 4, Township 3 North, Range 1 West, B.M.

North ~ Residential, zoned RUT (Ada County)
South - Residential, zoned R-4
East - Residential, zoned R-4
West - City Park, zoned RUT (Ada County)
OWNER OF RECORD
The owners of record of Lot 3, Block 3, Jayden Village Subdivision are Scott & Kristin Smith. The owner
of record of Lot 4, Block, 3, Jayden Village Subdivision is Beachwood Builders, Inc.
RECOMMENDATION
Staff recommends approval of application V AC-06-011 to vacate the platted public utilities, drainage, and
irrigation easement between Lots 3 & 4, Block 3, for Jayden Village Subdivision.
