The smallest .10t is 9,127 square feet, .with the average lot size 15,179 square feet Three (3) common lots are located within the project, totaHng O~747 acre (6..5% usable open space)9 The property is zoned R-4, which is consistent with the Meridian Comprehensive Plan .Map designation of Low Density ResidentiaL The gross density (2~43) of the project complies with the City's designation of Low Density Residential, which calls for up to 3 units per acre. The net density is 2..66 dwelHng units per acre~ The final plat is in conformance with the approved preliminary plat and meets aU requirements or conditions thereof.. The fmal plat conforms with all requirements and provisions of the UDC and with acceptable engineering, architectural and surveying practices and local standards.
