Please find below an explanation of how the Final Plat dated 01-02-24 meets the preliminary plat
conditions of approval:
2.LA The extension of W. Aviator St. is shown on the northwest corner of the site. Baron is in
progress of dedicating the ROW, it won't be dedicated with final plat.
2.LB The drive which resides in Lot 1 Block 1,provides access from W. Franklin Rd. to the parcel
west of our property.Note 13,provides an Ingress/Egress, cross-access Easement across the private
street.
2.l.0 All private streets are withing lots.Note 13,provides an Ingress/Egress,cross-access Easement
across the private streets.
2.LD The 20-foot landscape easement is depicted on the plat, see Note 17 and Sheet 2. The 20-foot
easement is measured from the curb. According to 1 1-3B-7.C.1.2. "All street buffers with detached
sidewalks or multiuse pathways shall be measured from the ultimate curb location as anticipated by
ACHD."
