So yes. As the current road sits today we meet or exceed all of the requirements that ACHD
has in place for local roads. So we would not have to dedicate additional right of way.
As an example, curb to curb requirement is 33' and we are at 34'. To centerline is 17' for us
plus the additional 8' landscape park strip in the right of way, plus 5' sidewalk all in the
already existing right of way which takes us to a total of 30'right of way for our property. So
no additional dedication would be required. I have my civil team on here to clarify any other
questions or to add more color to your question.

standards related to each street section.

Yeah no problem. The relevant terms and sections are: Section 3.1 Ingress and Egress;
Section 3.2 Permanent Access Easement; "Access Easement Road", "Common Area",
"Permanent Access Easement (referring to the road that will be built by Norco to the south
of our property)", the Site Plan attached as Exhibit C. Hopefully this saves you some time.

Yes, there are blanket cross access easements and maintenance agreements all spelled out
in the Oxygen Subdivision declaration (see attached)particularly in Article 3 which grants
reciprocal non-exclusive easements for ingress and egress by vehicular or pedestrian
means to each of the property owners. We just can't park in another property owner's lot
without their permission.
The road east of our site falls within this blanket easement and the designated Common
Area of the subdivision which has perpetual access easement for vehicular and pedestrian
ingress and ingress, the road that will be built to the south of the site has a permanent non-
exclusive easement agreement overlay as does Flatiron to the north. So yes this has all
been taken care of and planned before hand.
We will of course have a mutual reciprocal easement agreement between our north
property and south property for vehicular and pedestrian access and we will not exclude
parking from one building to another it will all be shared. Hope this helps.

Sorry for the slow reply here. Had to drop off valentine's boxes at my boys school. See
attached concept plan in PDF as requested which has been further dialed in on our civil
plans that we submitted for the short plat application.
I also attached a high level screen shot of how we are envisioning both of the buildings
on the site and how they speak to each other. We are very excited and so are the
potential tenants going into the phase 1 north building. Let me know if you need
anything else.
