I believe that I need to respond to your email dated 2/16/2024. There are a few items that were made mention of…..
I do intend to have more landscape than just the tree buffer, but I believe that as per code, the trees are the only thing
required in the drawing. I also do intend to install a fence on two sides of Lot #4 which separate the future home & it’s
private yard, from the common lot area beside the canal bank as well as the boundary line between the bridge area that
ACHD recently constructed.
I am currently waiting for a common lot exhibit which has details of set backs and building envelope, etc. for the 3 future
homes to be built.
The request to eliminate the common area on the north side of the property. I respectfully request to have it
remain. The reason being is this: the army corp of engineers has drawn a flood plan which comes from Nine Mile
Creek. It is a very slight area. The boundary line that I placed on Lot #4 follows that flood plain so that when my
daughter builds her home on that lot, she will not be required to obtain flood insurance which is extremely costly. I
believe that ACHD would have to grant permission for the easement to be removed from their nine mile creek bridge as
to be incorporated into Lot #4. Truthfully, much of that easement literally sits where the creek bank was widened and is
now a waterway.
I have asked Michael Clements at Timberline Survey to please prepare the adjustment as per your staff report request,
the changes that I have asked of him are to prepare the easement you requested for each lot regarding public utilities
and irrigation. Also, the lot line adjustment for Lot #4 to eliminate the ACHD permanent easement on the south and
west sides of the nine mile creek bridge area.
The current existing driveway as per ACHD construction plan is only 19’ wide. It is currently dangerous. In the staff
report, I believe it is stated as being the 30’ desired width currently. I will have to pull back one section of sidewalk in
order to facilitate the 30’ access. The Idaho Power new power pole which was installed during road widening
construction, as well as the natural gas stub in lines were positioned during road widening construction to facilitate the
30’ wide driveway. So the only change would be to pull back that one section of sidewalk that I fought like crazy last
summer.
Also, the first comment in the staff report is in regards to parking for the existing house on Lot #1. Currently it has a car
port plus asphalt infront of the carport for a total of 4 parking spots. The intention is to modify the carport to 5’ less in
width than current as to honor the distance from the adjoining Lot #2. The future plan is to add concrete drive strips
across the back yard lawn of the existing house which lead to a future garage concrete pad. I did not want to encompass
a large area into concrete driveway since aesthetically it would not be pleasing (too much concrete). I can create a
rendering of this idea before tonight’s presentation.

on February 27, 2023. The public hearing will be held at City Hall, 33 E. Broadway Avenue, beginning at 6:00

Please submit any written response you may have to the staff report to the City Clerk’s office
(comment@meridiancity.org) and me as soon as possible. If you have a presentation you’d like to present at
