Karen and I recently re?red and built our “dream home” in The Keep subdivision located at 6585 S Pemberley Way,
Meridian, ID 83642.
Since our move to Meridian Idaho in April 2021 we have seen the rapid development in the City of Meridian and
appreciate the efforts of Planning and Zoning work to help residents benefit from improved traffic flow and ameni?es
such as shopping and other commercial areas.
We are concerned about the dispropor?onate amount of medium-high- and high-density subdivision approvals in the
open areas surrounding The Keep subdivision. FYI, The Keep is a small, low-density neighborhood of 58 homes. The
issue I wish to point out is the volume of houses now planned for the Lake Hazel and Eagle intersec?on area looks to
produce a significant nega?ve impact to traffic flow adding to the already “failing” intersec?ons along Eagle Road, north
from Lake Hazel up to the Highway 84 overpass. The poten?al volume of cars that will eventually come out of the new
SkyBreak subdivision, combined with the high-density decisions at our closest major intersec?on will already surely
stress the planned traffic flow when considering other added traffic for schools and added shopping and commercial
support for the added residents.
Speaking directly to CBH Homes purchase of the land south of and adjacent to The Keep, a currently zoned low and
medium density building site. CBH Homes is now proposing a modifica?on to your well-planned low/medium-density
solu?on with a request for a change to some medium and medium-high density homes in an already planned low
density neighborhood, further taxing the infrastructure. This process appears to mirror other CBH projects in
Meridian. We do not believe the high-density request should be approved as it is not to the overall benefit of the
community. CBH had to have known what the business case looked like based upon your low/medium-density
determina?on. We believe CBH Homes planned all along to challenge your plan for their own gain. Please hold your
ground. Karen and I don’t see any value in allowing developers to come into your mee?ngs with requests that don’t line
up with your planning and zoning ini?a?ves and mission statement.
