February 12, 2024 To: Meridian City Planning and Zoning th Regarding: Upcoming P & Z Committee Meeting on February 15, 2024 Reference: Reveille Ridge Subdivision Permit No H-2023-0050 Dear Committee Members: We are writing to express our concern about the Reveille Ridge subdivision planned by CBH Homes south of the Lake Hazel and Eagle Road subdivision. We currently live in The Keep subdivision just north of this new proposed development. The Keep is a small, low-density subdivision with approximately 60 homes located on large lots. The area around us is seeing significant redevelopment, including the SkyBreak subdivision on the East side of Eagle Road, and now the planned Reveille subdivision on the West side. The growth in this area has already far surpassed the infrastructure creating hazardous road conditions for drivers, bicyclists and pedestrians. Although work is set to begin to expand and modernize the Lake Hazel and Eagle Road intersection, this will do little to resolve the current traffic issues at this intersection, let alone support two large new subdivisions immediately to the South. Our understanding is that the approved general plan for the land to be developed for the Reveille Ridge subdivision was approved less than 2 years ago, and was approved for low-density housing. The developer is now asking you to consider up zoning this property to allow for significantly more development with medium and high-density housing rather than the approved low density. Medium-high density is inappropriate for the area given the lack of infrastructure and the already unsafe, hazardous road conditions. Medium-high density is also not in keeping with the character and current makeup of the surrounding area with many people in the area purchasing their properties recently due to the low-density zoning. CBH purchased the property as low- density, and would now like to up zone it to increase their profit, but should have factored that in to their plan upfront rather than returning to the City to ask for further concessions. These concessions would have a significant negative impact on surrounding neighbors and create undue safety and quality of life issues. We thank you for your commitment to maintaining Meridian’s well-earned reputation as a safe, family friendly city. We ask that you continue that commitment by disallowing what would be a highly inappropriate increase th to the Reveille Ridge zoning. We plan on being present at the February 15 meeting.
