Joint School District No. 2 respectfully requests planned Development approval of an
Educational Campus on 39.23 acres. of District owned property fronting N. Locust Grove Road
betweenUstick and McMillan.
The proposed planned development incorporates Meridian Charter High School, a new
elementary school, 2"3 additional charter I profe8sional technical high school facilities, a School
District administration center, and new public road and related infrastructure. Planned
Development approval is being requested on three of the six phases as follows:

Phases 2, 2A, and 3 will be developed Simultaneously over the course of the next year subject to
successful passage of the District's September 17th bond election, If the bond measure does not
pass, Phase 2, (the new charter high school), will he constructed prior to Phase 3, (the elementary
school and public road) and Phase 2A, (the second charter high school driveway). The new
public road, E. Heron's Crossing Drive, and buffer landscaping along both Locust Grove and
Heron's Crossing, will be developed as part of Phase 3. The proposed subdivision of the
property into J lots and the dedication of the public road are addressed in a companion
Preliminary Plat application. As adjacent property owned by James Hollister will now front on
. E. Heron's Crossing Drive, the preliminary plat application also includes the exchange of his 40
ft. driveway for a similar amount of property north of his residence.

R-4 zoning and an existing development agreement pennit educational use of the property,
thereby making it suitable for development as an educational campus. The new. charter high
schqol will be serviced by existing utilities stubbed out on the south side of the Meridian Charter
High School Building. The elementary school will be serviced by utilities in E. Heron's Crossing
Drive. The Nourse Lateral will be piped the entire length of the property. A traffic study related
to the project will be submitted to the City under separate cover. The new charter high school
building will complement Meridian Charter High' School in massing and detailing, and will
utilize similar materials and colors. The new elementary school will be very similar to the
recently constructed Ponderosa Elementary School located offW. Ustick Road.
