On behalf of Greg Hermon, property owner at 300 N Linder Rd. I am submitting this development
agreement modification application for the subject property. The project was previously approved on
June 6, 2023 under the project name Linder Storage Condos.

Protect Summary
This property was originally submitted under H-2022-0091 and was approved for storage use. Section
5.1.b of the development agreement, indicates the project should comply with the specific use standards
for "self-service storage facilities". The property owner would like to modify the use from being so
narrow. This application for modification is to change the use to those consistent with the light industrial
zone found in 11-2C-2.
The target market for these tenant spaces will be for contractors, mostly for storage with the potential
for each space to have a small office and restroom. Warehouse,self-storage,and flex space are principally
permitted uses in the I-L district.
We request the section 5.1.b state, "Comply with the specific use standards for warehouse facilities(UDC
11-4-3-42), self-service storage facilities (UDC 11-4-3-34) and flex space facilities (UDC 11-4-3-18)."
Two structures will be constructed and have seven (7)tenant spaces for purchase as condos. The original
agreement presented eight(8) units. The west building footprint had to be reduced to accommodate the
conditions to provide easement access to adjacent properties (5.1.d and 5.1.e).
We also request section 5.1.h be revised to include warehouse and flex space.
The building materials will be chosen to attract tenants and will be coordinated with the City of Meridian's
Design Review Checklist for Non-Residential projects.
All other conditions of approval will be incorporated into the design and development of the parcel.
