SUBJECT:Artisan Victory Market Subdivision Final Plat Application
Dear Planning Division:
On behalf of BPS Eagle Road, LLC, Bailey Engineering is submitting a final plat application for
Artisan Victory Market.This project is located on parcel numbers S1121336101,S1121336051,
S1121336176,S1121336200,S1121336230,S1121336251, S1121336276.The site is located
north of E.Victory Road and east of S. Eagle Road.The site encompasses 13.60 acres.
The Artisan Victory Market project has received approval on prior applications which include the
following: Annexation,Conditional Use Permit,Preliminary Plat, and Private Street.
Amenities:
Artisan Victory Market includes generous amenities and essential connectivity that supports the
live, shop, dine, play,and work in-close-proximity model. Roads and pathways integrated
throughout the development connect to already developed communities surrounding Artisan
Victory Market, increasing accessibility and livability.
The centrally located clubhouse includes a coffee bar, indoor gathering and seating area,a
kitchen, a conference room, a Zoom-room, and a fitness center.Outside the clubhouse,
residents will enjoy a resort-style community pool with a large pool deck, covered grill area,
patio seating, umbrellas, and high-end lounge furniture.Artisan Victory Market also includes a
children's playground adjacent to the pool for an additional gathering place and a dog park.The
project includes electric vehicle charging stations centrally located near the clubhouse and will
provide infrastructure for additional electric vehicle chargers in the future.

Artisan Victory Market will also include a property management office, a maintenance shop,a
central mailbox location, parcel lockers, and a conveniently located directory and map.

Baron Properties along with Bailey Engineering have worked together to ensure that
conformance with the approved preliminary plat and meeting all conditions thereof have been
met. Conformance with all requirements and provisions of the UDC have also been met. We will
continue to conform with all acceptable engineering, architectural and surveying practices, and
local standards as well.
Bailey Engineering is pleased to submit this application and associated documents to the
Meridian City Planning Division for review. We look forward to working with the city planning
staff to gain approval of the Artisan Victory Market Final Plat.
