Project Narrative
The proposed undeveloped pad of Gateway Marketplace will be developed in one phase.
This will include the development of a single tenant drive-thru WaFed Bank located at 3423 E Ustick Road
(APN: R8048320080). The project site has a land area of 33,087 sf (0.76 acres) and is currently the last
undeveloped area of the larger existing shopping center, Gateway Marketplace. The current zoning is
Commercial General (C-G).The proposed project will involve the construction of a new building of 3,100
sf of approximate square bank building and will include a drive-thru lane with proposed escape lan1.The
proposed project will provide a total of 16 parking stalls, which meets the City's requirement for off-site
parking stalls of 6. In addition, access to the proposed project will be provided by a shared access to the
existing shopping center.
The proposed project including the entire Gateway Marketplace that has a total land area of ±995,944
square feet(±22.86 acres),a total building area of±198,115 square feet and provides a total of 894 parking
stalls; meets the City's requirement for off-site parking stalls of±396. In addition, there will be recorded
CC&R's that will provide shared access.
