'.'1.>"-' TO: Anna Canning, Planning Director Sonya Watters, Assistant City Planner SW FROM: SUBJECT: Ventana Subdivision No.2 Request for a Six Month Time Extension to Record the Final Plat Consisting of 71 Single-fainily Residential Building Lots and 5 Common/other Lots on 20.25 Acres in an R-8 Zone by G. L. Voigt Development Company (File# TE-06-022) We have reviewed this submittal and offer the following comments: APPLICATION SlJl\tIMARY The applicant, G. L. Voigt Development Company, has requested approval of a SIX month time extension to record the fmal plat for Ventana Subdivision No.2. The final plat consisted of71 single-family residential building lots and 5 common/other lots on 20.25 acres in an R-8 zone. The final plat for Ventana Subdivision No.2 (FP-05-052) was approved by City Council on August 16, 2005 and will expire on August 16'; 2006. The final plat has been submitted to the City and is awaiting signature by the City Engineer but will not be recorded prior to the expiration of the plat. For this reason, they are unable to meet the time requirements specified in Unified Development Code (ODC) 11-6B-7. The City of Meridian' s Unified Development Code (UDC 11-6B- 7) allows the Director to authorize a single extension of time to record the final plat, not to exceed 18 months, wl;1en the applicant files a written request for an extension prior to the expiration ofthe plat, which the applicant has done. As mentioned above, the applicant is only requesting a six month time extension. Additional time extensions up to 18 months as determined and approved by the City council may be granted. With all extensions, the City may require eompliance with the current provisions of the UDC as a condition for granting a time extension (UDC 11-6B-7C). Staff believes that there are no additional conditions that should be added to those approved by the City Council with the final plat for this subdivision. LOCATION The property is located approximately Y4 mile east ofN. Meridian Road and Y4 mile north ofE. McMillan Road, in the S.W. Y4 of Section 30, TAN., RJE. STAFF RECOMMENDATION Staff recommends approval of a six month time extension from the date of expiration to record the final plat for Ventana Subdivision No.2, to expire on August 16, 2007.
