Highlights of Proposed Development: Annexation and zoning to R-4 for 10.17 acres. Plat approval of29
singlewfamily residential building lots. Approximately 10.61 percent of the site is being set aside for open
space.
Other: Replacing private lane easement and platting it as a public street. (Quarterhorse Subdivision
recently did the same thing.)

· Applicant has provided a revised preliminary plat dated August 9, 2006. The revised plat
shows 26 buildable lots (down from 29). Lot sizes along Eagle Road are about 8,500
square feet in area. Lots in the interior block are about 9,900 to 10,500. The lots in Block
3 (along the eastern and southeastern boundary) range from 11,800 square feet to 18,000
square feet in area. Open space increased from 10% to 12%.

Project: Hightower Vacation
Project Description: A variance was previously approved for Hightower Subdivision that allowed access
to/from the subdivision via State Highway 20/26. A condition of approval was placed on the variance at
the suggestion of ACHD that as part of the Development Agreement for this property,
owner/developer consents to the vacation of Jericho Road, and agrees to submit an application` for
Vacation or Exchange of Right -of --way for Jericho Road to the City of Meridian and to ACHD prior to or
concurrent with submittal of the final plat application." The developer has complied with the above -noted
condition of approval of the variance and submitted the vacation request along with the final plat
application.
Staff Recommendation: Approval; No findings required; please direct legal staff to prepare letter to
ACHD regarding your decision.
