Subject: Naploi Subdivision- April 15 meeting
I just found out that Napoli subdivision was going to be discussed again tonight and I wished to
add some comments if I still can. I will be unable to attend and have not been able to attend
other meetings due to conflicts but I have kept up on the events through my neighbors. I live at
3822 Zalida Lane which is just down the road a quarter of a mile from the proposed subdivision.
We moved to our current house from Boise about 4 years ago. We looked at many places where
we could build a home on acreage and were forced to look almost exclusively in Eagle due to the
the lack of acreage lots in Meridian. We were lucky to get introduced to a man who was
developing a 20 acre hay field into 4 five acre lots. These lots were adjacent to other 5 acre and
larger lots. We wished to build on a larger lot because we wanted horses and to have property
where our 6 children would have lots of room to play and work. We have one special needs child
and we were also looking for a place that would not be congested with lots of traffic. We now live
at the end of a dead end street and feel very fortunate to have found such a place.
When we first moved here we thought the property around us being all rural, had the potential to
be developed into estate lots of at least one to five acres. We had a good start with 6 lots on our
short lane being 5 acres each and everything else being larger. It would be unique for Meridian to
have such a new subdivision but is fairly common in Eagle. We did not want to live in Eagle
though due to the traffic on Eagle road.
We feel like we are good friends with the developers of the proposed Napoli subdivision and hope
that they are able to work something out with all of us neighbors that will also be a good fit for
them. However, we moved out here for quality of life reasons and I hope that I never have to
sell my property. It is discouraging though to see the land get chewed up into tiny pieces when
this area had so much more potential. The developers are proposing 29 lots on about 10 acres
which we feel is too many. I would have liked to see them just split it into another 2 five acre
lots like the ones that they had already developed adjacent to the property they are proposing to
develop. However, they are trying to compare their subdivision to the tiny lots of Tuscany across
Eagle road vs. the larger lots of Kingsbridge that are located just north on Zaldia Lane.
I was encouraged to read the City Council minutes of July 18 where council members suggested
that starting to have some variety of lots to choose from in Meridian would be a welcome change
instead of the hundreds of subdivisions being pretty much like the one next to it. Rather than
choose from another quarter acre lot or less from the hundreds out there, why not make the
change starting with Napoli with one acre lots. There is still a significant amount of money to
made with the larger lots. Eagle has acre lots being sold for $300,000 to $400,000 a piece. I
feel that having such a subdivision of acre lots would be a great addition to Meridian and would
expect to have such lots be sold in a hurry vs. just adding to the glut of smaller lots that seems to
be occurring.
Besides the size of the lots, we are concerned about the added traffic on Zaldia Lane as part of it
becomes a public road instead of a private lane. We will get significlJnt lJdditional traffic of people
coming off of Eagle road and continuing up the private road. We hope that we could have some
sort of gate installed to deter such traffic. We also hope that Eagle road will offer a turn lane onto
Zaldia and a merge lane to exit Zaldia. There are accidents and near accidents occurring quite

frequently as cars go from 50 miles per hour to a dead stop on Eagle road as they turn onto
Zaldia. These improvements would help us to maintain the lifestyle and safety that we have
grown accustomed to on our private lane.
I apologize for not being able to attend in person but hope that my comments help you to
understand my position as a homeowner and father where I had hoped to raise my family in a
rural setting. Thank you for the attention you can give this matter.
