Re: Napoli subdivision continuance to August 15
Dear Mayor and Council members:
Our home is adjacent to the proposed subdivision's East boundary. We have
been to all hearings and have provided written and oral testimony. On July 18th the
council directed the developer and the neighborhood to conduct a meeting to try to reach
an agreement. The points of contention were as follows:
1. Our present neighborhood consists of Dartmoor subdivision, 1 acre lots,
Kingsbridge Subdivision with 12000 to 21000 square foot lots and a variety of larger
single family home sites on 5 to 20 acres. We felt that the proposed Napoli subdivision's
much denser urban proposal was inappropriate for the area. The applicant
feels entitled to R-4 density regardless of neighborhood impact. At the two meetings
held, the developer showed three new plats. Two of them had unacceptably narrow lots
like the original proposal and the third showed a little improvement to the perimeter lots
but still no perimeter landscaping. After discussion the neighbors decided less density
was necessary. Still the developer insists on 26 houses on 9.44 acres. The developer at
, that point unilaterally ut:cided there would be no more changes.
2. Kingsbridge on our North side is providing screening and landscaping with
berms and trees, As a direct result of neighhorhood input. Also, Kingsbridge includes
one story homes and a 25 foot rear setback on perimeter lots which are a minimum of
15,500 square feet and over 150 feet wide. We feel this is a fair transition to our larger,
county parcels. The Napoli applicant shows no desire to compromise and answers these
requests with no, no, no and no.
The nine neighborhood families have discussed the ultimate demise of our rural
setting and have agreed that:
I. We all wish to remain in our homes post any development-provided we ean
retain a low density, at least R-2 neighborhood around us.
2. Several feel that Napoli as proposed and with its prominent location on Eagle
road would detract from the neighborhood to such a degree that it would be difficult, if
not impossible, to develop our properties in this high-end manner and still attract a
market for our lots. Therefore, several folks have stated they will just sell to developers
and move.
Our combined properties total 93 acres and extends to Amity road. With
Kingsbridge's smooth transition and our heartfelt dedication to this area, we feel this
would surely surpass even the quality of Eagle's Two Rivers development. One family
has spoken to a prominent (and principled) developer who states that with our water here
and desire for low density we could produce a spectacular housing opportunity the city
could be proud of. Please do not allow Napoli as proposed.
