Legal Description and Exhibit ■ See attached legal description and exhibit depicting area to be subject to DA Mod Other supporting information ■ Request to defer Amity Road frontage improvements along Lot 1, Block 2 (pavement widening, borrow ditch/drainage improvements, 10'-wide multi-use pathway, and associated overhead and underground utility relocations). Note:ACHD will require a formal request for a waiver of policy and written support from the City of Meridian to defer the road widening and sidewalk until a future re-subdivision of Lot 1, Block 2. o Lot 1, Block 2 is proposed to be re-subdivided in the future,with location(s) of public roadway connection(s)to Amity Road still to be determined. o Landscaping that would be required along the 10'-wide multi-use pathway would likely not get the proper maintenance and attention it would need. o Three existing utility poles and overhead utility lines along the Lot 1, Block 2 Amity Road frontage would need to be relocated to behind the new 10'-wide pathway. o An existing telephone riser would need to be relocated to behind the 10'-wide pathway. o The existing Calkins Lateral ditch and box culvert would not allow for construction of the 10'-wide concrete pathway alignment. However,the curvature of the future pathway with a future roundabout at Oak Briar Way would work and would not require an extension of the box culvert. See attached roundabout exhibit. o Financial hardship for Stonehill Church as this project will solely rely on charitable contributions from its congregants. ■ Request to defer 10'-wide regional pathway (to be located adjacent to and east of Calkins Lateral) o Lot 1, Block 2 is proposed to be re-subdivided in the future,with location(s) of public roadway crossing over Calkins Lateral still to be determined. o Landscaping that would be required along the 10'-wide pathway would likely not get the proper maintenance and attention it would need. o Financial hardship for Stonehill Church as this project will solely rely on charitable contributions from its congregants. ■ New Exhibit 1 "Future Conceptual Site Layout for Re-Subdivision of Stonehill Crossing Subdivision Residential Lots" o Future R-4 zone single-family detached residential lots are shown at 8,000 sq.ft. minimum size. o Collector road (Oak Briar Way) is shown to be extended to the south in the future (by others)for better regional connectivity and takes Calkins Lateral into consideration. o Street A is shown to align with proposed public road connection across Amity Road within Windrow Subdivision preliminary plat(currently pending approval). o Street C is shown terminating at a cul-de-sac with a 20'-wide paved driveway to Amity Road for emergency vehicle access (due to length of street). o Street G is shown to cross Calkins Lateral per request received from ACHD. o Future collector road from Linder Road and to south is shown as generally indicated by ACHD. o Street K is shown to be extended to the east in the future (by others)for better regional connectivity. o Future 10'-wide regional pathway shown along the east side of the Calkins Lateral in conformance with the City's Pathways Master Plan. ■ New Exhibit 2 "Future Conceptual Engineering Plan for Re-Subdivision of Stonehill Crossing Subdivision Residential Lots" o Linder Road/ Meridian Road Sewershed boundary depicted per 2015 mapping. o Future northwest and central residential lots are shown to be served by Linder Road Sewershed via Windrow Subdivision. o Future southwest residential lots are shown to be served by Linder Road Sewershed via a future sewer extension from Linder Road along future collector road (by others). o Future southeast residential lots are shown to be served by a Meridian Road Sewershed via two routes due to topography limitations. o Existing irrigation water delivery from Calkins Lateral to offsite properties to the west is shown to be maintained.
